Mold after a flood: the 48-hour rule explained
Most people underestimate how fast wet drywall and insulation become a mold problem.
Why 48 hours matters
Mold spores are everywhere. Once you give them a wet, organic substrate (drywall, wood, carpet pad), colonies establish in 24โ48 hours.
Drying vs removing
Hardwood and structural framing can usually be dried in place. Saturated drywall, batt insulation, and carpet pad are typically removed.
When to bring in remediation
If visible growth covers more than 10 sq. ft. or HVAC may have been impacted, full containment and HEPA cleaning are the right call.
